
Builders have started pre-sales of homes and construction of model homes at The George, a new Fort Bend community by Johnson Development.
Pre-sales have started and model home construction is underway in The George, Johnson Development’s newest master-planned community. Inspired by the legacy of the historic George Ranch, the community is planned to offer a blend of natural beauty, modern living and authentic Fort Bend County heritage.
Five builders have started pre-sales in The George, located off Ricefield Road and Benton Road in Fort Bend County, as their model homes continue construction. Highland Homes is offering floor plans for 60-foot homesites — the largest currently offered in the community — that range from 2,631 to 3,828 square feet and are priced from the low $600,000s. J. Patrick Homes is also building on 60-foot lots, with homes starting in the $590,000s and range from 2,288 to 4,300 square feet.
Empire Homes is offering homes priced from the $400,000s that range from 1,600 to 2,800 square feet on 45-foot homesites. Newmark Homes has floor plans for 40-foot homesites. Ranging from 2,100 to 2,800 square feet, the homes are priced from the $360,000s. David Weekley Homes is also pre-selling in The George, with homes priced from the $400,000s and ranging from 2,000 to 3,400 square feet. David Weekley’s designs are for 50-foot homesites.

Two more builders are slated to begin home sales this summer. Perry Homes will offer homes priced from the high $400,000s. Designed for 45-foot homesites, the floor plans range from 2,100 to 2,800 square feet. Chesmar Homes expects to begin home sales late July or early August for homes designed for 40-foot homesites. Pricing hasn’t been determined yet, but the floor plans will range from 1,500 to 2,800 square feet.
Also building in The George will be Westin Homes, which will announce floor plans and pricing at a later date.
All builders have started model home construction, with models expected to open this summer.
This first phase of The George offers more than 300 homesites; the community will encompass about 4,000 homesites upon completion. Planning is underway for an amenity center to be built in the first phase of development. The George is currently zoned to Thomas Elementary and three schools adjacent to the community — Steenbergen Middle School, Wright Junior High and Randle High School within Lamar Consolidated Independent School District. The school district has purchased 15 acres within The George for an onsite elementary.
The George is the ninth Fort Bend community for Johnson Development, which has nearly 26,000 acres under development in the county. The prolific developer acquired land for The George from The George Foundation in 2024. The historic George Ranch will remain unaffected, continuing its mission to educate students through a hands-on learning experience and share the rich history of the region.
